Basis for Reconunendation: Conforms to San Joaquin; <br />Co. General Plan. What measures will be taken by the developer to assure <br />compatibility with the Scenic Highway designation for this area? <br />- San Joaquin Delta College District <br />- Jefferson Elementary School District <br />- Tracy Unified School District <br />- Sheriff -Coroner <br />- Local Health District - Subject to the requirements of San Joaquin County <br />ordinance No. 549, including the following: <br />1. Sewage disposal areas on each lot, as determined by percolation tests, <br />are to be shown on the final map. <br />2. Provided the Developer retains control of all construction for the entire <br />subdivision, the minimum sewage disposal area for each lot will be per- <br />mitted to be located within five feet (5') of a property line with the <br />exception of Lot 2. The septic tank and minimum sewage disposal area on <br />Lot 2 shall be located at least one hundred (100') minimum lateral dis- <br />tance from the public water well on Lot A. <br />3. The minimum sewage disposal area required for each lot shall be recorded <br />on the deed as a restriction on land use. <br />4. It is recommended that the deed restriction on the land use aspect <br />relative to the sewage disposal area be published in the Real Estate <br />Commissioner's Final Report for the Subdivision. <br />5. The Developer shall file a Waste Discharge Report with the Regional <br />Water Quality Control Board, Central Valley Region. <br />6. If stormwater is retained on each lot, retention area is to be shown <br />on each lot and shown on the Final Map. <br />Subject to the requirements of San Joaquin County ordinance No. 1862, includ- <br />ing the following: <br />1. The public water well to be constructed on Lot A, including the distri- <br />bution system, shall meet the requirements of the San Joaquin Local <br />Health District and San Joaquin County Public Works Department. <br />
