6. If storm water is to be retained <br />on each lot, the retention area is <br />to be shown on each lot on the final <br />map. <br />San Joaquin County Ordinance 1862, <br />including the following: <br />1. The public water supply system shall <br />be comprised of two wells at two <br />different locations within the sub- <br />division. The wells and distribution <br />system shall meet the requirements <br />of the San Joaquin Local Health <br />District and the San Joaquin County <br />Public Works Department. <br />�n adequate water supply for fire protection <br />with fire hydrants and connections shall be installed in con- <br />formance with the requirements of the County Fire warden and <br />Tracy Rural Fire District. <br />7. Drainage and water systems shall be maintained <br />by a County Service Area. The County Service Area shall be <br />formed prior to acceptance of the final subdivision map. <br />8. The minimum net lot area shall be 65,000 <br />square feet. <br />9. In lieu of conveyance of park land to the <br />County, as prescribed in Section 18.01 of Ordinance 892, as <br />amended, the developer shall contribute fees of equivalent <br />value as defined in said section. <br />10. A Preliminary Soil Report as prescribed in <br />Section 5.165 of Ordinance 892, as amended, shall be required. <br />11. Full street improvements in compliance with <br />Ordinance 672 shall be provided within the subdivision. Vernalis <br />Road shall be fully improved on the south side in compliance <br />with County standards. <br />12. The water tank shall be landscaped under a <br />development plan approved by the Planning Director. <br />13. The limited access along Vernalis Road shall <br />be fenced. <br />14. The Developer shall provide one street tree <br />per lot (comply with County Planting standards on planting of <br />
