CONDITIONS OF APPROVAL SU -87-10 William & Helen Phillips All conditions, unless otherwise noted, shall be met prior to filing of the final map. 1. Planning Division: a. The floor elevation of all residential structures shall be raised one foot above the 100 -year flood elevation, as indicated by the best available information. b. In lieu of conveyance of park land to the County, as prescribed in Section 9-9261 of the Planning Title, the developer shall contribute fees of equivalent value as defined in Section 9-9264. Arrangements for the payment of said fees shall be approved by County Counsel prior to Final Map approval. 2. Manteca -Lathrop Fire District: The developer shall provide two fire hydrants built to Manteca -Lathrop Fire District standards. 3. Department of Public Works: a. All improvements shall be in conformance with the improve- ment standards and specifications of the County of San Joaquin. All improvement plans and specifications must be approved by the County of San Joaquin Department of Public Works prior to approval of the final map. b. If improvements referred to herein are not completed prior to the approval of the final map, the subdivider shall execute an agreement with the County of San Joaquin which will insure the completion of improvements within one (1) year after filing the final map. c. All required public improvements shall be conveyed to the agencies responsible for their operation and maintenance upon completion and acceptance by the County. d. The subdivider shall agree to and shall pay service fees for the utility services from the time the improvements are accepted by the County to the end of the Fiscal Year, or up to a one (1) year period, as the case may be. e. All interior streets within the subdivision shall be dedi- cated and improved in conformance with the standard of a 50 -foot urban street. Conditions of Approval - 1 - (SU -87-10)
