CONDITIONS OF APPROVAL <br />SU -87-10 <br />William & Helen Phillips <br />All conditions, unless otherwise noted, shall be met prior to <br />filing of the final map. <br />1. Planning Division: <br />a. The floor elevation of all residential structures shall be <br />raised one foot above the 100 -year flood elevation, as <br />indicated by the best available information. <br />b. In lieu of conveyance of park land to the County, as <br />prescribed in Section 9-9261 of the Planning Title, the <br />developer shall contribute fees of equivalent value as <br />defined in Section 9-9264. Arrangements for the payment <br />of said fees shall be approved by County Counsel prior to <br />Final Map approval. <br />2. Manteca -Lathrop Fire District: <br />The developer shall provide two fire hydrants built to <br />Manteca -Lathrop Fire District standards. <br />3. Department of Public Works: <br />a. All improvements shall be in conformance with the improve- <br />ment standards and specifications of the County of San <br />Joaquin. All improvement plans and specifications must be <br />approved by the County of San Joaquin Department of Public <br />Works prior to approval of the final map. <br />b. If improvements referred to herein are not completed prior <br />to the approval of the final map, the subdivider shall <br />execute an agreement with the County of San Joaquin which <br />will insure the completion of improvements within one (1) <br />year after filing the final map. <br />c. All required public improvements shall be conveyed to the <br />agencies responsible for their operation and maintenance <br />upon completion and acceptance by the County. <br />d. The subdivider shall agree to and shall pay service fees <br />for the utility services from the time the improvements <br />are accepted by the County to the end of the Fiscal Year, <br />or up to a one (1) year period, as the case may be. <br />e. All interior streets within the subdivision shall be dedi- <br />cated and improved in conformance with the standard of a <br />50 -foot urban street. <br />Conditions of Approval - 1 - (SU -87-10) <br />
