4 <br />5 <br />E <br />f. A terminal drainage system shall be provided to meet the <br />requirements of the County and to provide adequate <br />drainage for the development. The use of the Louise <br />Avenue terminal line shall be supplemented with detention <br />ponds. The developer shall pay is proportionate share of <br />the Lathrop Area of Benefit No. 6 drainage fees in the <br />amount of $1,360.00 for APN 195-250-81. <br />g. The east portion of the property shall annex to County <br />Service Area No. 4 (Zone A) to provide for the operation <br />and maintenance of the storm drainage system. <br />h. A public water system shall be provided which conforms to <br />the requirements of the Local Health District, the <br />Department of Public Works, and the Lathrop County Water <br />District. The system shall provide adequate water supply <br />and fire hydrants for fire protection in conformance to <br />the requirements of the County Fire Warden, the local fire <br />district, and the Lathrop County Water District. <br />i. The public sewer shall be constructed in conformance with <br />the requirements of the Local Health District, the <br />Department of Public Works, and the Lathrop County Water <br />District. <br />j. Street lighting shall be provided for the development. <br />k. The property shall annex to the Lathrop Lighting District <br />prior to acceptance of the final map to provide for the <br />operation and maintenance of street lighting. <br />1. Easements for utilities shall be as required by the <br />Pacific Gas and Electric Company and all other public uti- <br />lities. <br />m. All utilities shall be underground. <br />Local Health District: <br />a. Connect to public sewer and water systems. <br />b. Destroy any existing wells and septic tanks under permit <br />and inspection by the Health District. <br />Pacific Gas & Electric Company: <br />Ten -foot -wide public utility easements shall be provided on <br />all street frontages within the subdivision and shall be <br />dedicated when the final map is filed. <br />Building Inspection Division: <br />a. A grading plan shall be submitted by the applicant, and it <br />shall be approved and a grading permit issued by the <br />Building Inspection Division prior to performing any exca- <br />vation or filling of earth material. <br />Conditions of Approval - 2 - (SU -87-10) <br />
