CONDITIONS OF APPROVAL <br /> SA-01-95 <br /> Hartzell <br /> Site Approval Application No. SA-01-95 was approved by the San Joaquin County Planning <br /> Commission on March 7, 2002. The effective date of approval is March 17, 2002. This approval will <br /> expire on September 17, 2002, which is six months from the effective date of approval, unless(1) all <br /> Conditions of Approval have been complied with, (2) all necessary building permits have been <br /> secured and remain in force, and (3) all necessary permits from other agencies have been secured <br /> and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Jennifer Jolley, 468-3161) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details (including gates), on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST" for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a winery to produce a maximum of 3,500 gallons of wine I <br /> annually (Use Type: Small Winery). The winery will include the following, as shown on the Site Plan <br /> dated December 28, 2001: <br /> (1) Construction of a 2,400-square-foot building for wine processing and storage. <br /> (2) Conversion of 1,100 square feet on the first floor of a 2,709-square-foot existing recreational <br /> room into a tasting room. <br /> (3) Addition of a 227-square-foot office with restrooms to the existing recreational room. <br /> (4) A maximum of twenty-five(25)marketing events may be conducted on an annual basis. <br /> (5) A maximum of eight(8) additional luncheon events may be conducted subject to the following <br /> restrictions: <br /> A. Events shall be conducted on a weekday, Monday through Friday. <br /> B. Events shall be conducted during the hours of 10:00 a.m. to 2:00 p.m. <br /> C. The maximum attendants shall be 60 persons. <br /> D. Events shall be conducted indoors. <br /> E. There shall be no amplified sound. <br /> Conditions of Approval - 1 - SA-01-95 <br />
