Soil Suitability and Nitrate Loading Study <br />MARTIN PROPERTY <br />10800 E West Ripon Road, Ripon, California <br />1.0. INTRODUCTION AND PROPOSED DEVELOPMENT <br />AdvancedGeo, Inc. (AGI) has prepared this Soil Suitability and Nitrate Loading Study <br />(Study) for the property located at 10800 E West Ripon Road, Ripon, California (site or <br />subject property). The purpose of this Study is to determine the potential impact from <br />nitrate loading and the suitability of the subsurface for an onsite wastewater treatment <br />system (OWTS) due to the proposed development of a residence and septic system at <br />the site, and the future use of the property. The study was performed in accordance with <br />the requirements of Section 9-1105.2(d) of the San Joaquin County Community <br />Development Department (SJCCDD). The scope of work included a soil percolation test, <br />groundwater sampling of the onsite domestic water well, review of published soil and <br />groundwater information, local septic use and permit research and estimated nitrate <br />impact to soil and groundwater at the site. The site and surrounding area are illustrated <br />in Figure 1. A site plan depicting structures, the percolation test hole location, and the <br />planned locations of the proposed residence and septic system are illustrated in Figure 2. <br />1.1. DESCRIPTION OF SITE <br />The location of the site, surrounding properties and general setting is illustrated on the <br />Ripon topographic map (7.5 Minute United States Geological Survey (USGS) <br />Topographic Series, California). The site is located in the northwest portion of Section 26, <br />Township 2 South, Range 7 East, Mount Diablo Base and Meridian (Figure 1). <br />The map shows the property located at an elevation of approximately 40 feet above mean <br />sea level in an area of low topographic relief. The regional slope of the area is relatively <br />gentle and dips toward the west. The property is located on the south side of West Ripon <br />Road, approximately 900 feet east of the intersection of West Ripon Road and Austin <br />Road, Ripon, California. The site consists of a 2.09 -acre parcel identified as San Joaquin <br />County Assessor Parcel Number (APN) 257-240-620. The current land use type of the <br />property is single-family residential, and the current zoning is AG -40. The existing <br />structures on the site include an approximately 3,000 -square foot dwelling, a pool, an <br />approximately 900 -square foot garage, and a domestic water well. The property is <br />provided potable water from the existing domestic water well located in the southeast <br />corner the site (Appendix A; Figure 2). <br />1.2. DESCRIPTION OF PROPOSED DEVELOPMENT <br />The proposed development will include the addition of an approximately 1,700 square <br />foot, three-bedroom modular home and a septic system. The proposed septic system will <br />be located in the northwestern portion of the property, to the north of the proposed home <br />and will be connected to the new residence.
