CONDITIONS OF APPROVAL <br /> PA-03-612 <br /> Matson <br /> Site Approval Application No. PA-03-612 was approved by the San Joaquin County Community <br /> Development Department on March 11, 2004. The effective date of approval is March 21, 2004. This <br /> approval will expire on September 20, 2005, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: John Funderburg,468-3160) <br /> a. APPROVED USE: This approval is to convert an existing 540 square foot agricultural building into a <br /> wine tasting room and construct a 1,280 square foot building for an off-site wine cellar as shown on <br /> the Plan dated November 19, 2003. (The future winery shown on the site plan is not approved as <br /> part of this application) The off-site wine cellar shall have a minimum storage capacity of three <br /> hundred (300) cases of wine or approximately seven hundred thirteen (713) gallons of wine and a <br /> maximum storage capacity of five thousand (5,000) cases of wine or approximately eleven thousand <br /> eight hundred eighty-five (11, 885) gallons. (Use Type: Wineries and Wine Cellars—Wine Cellar, Off <br /> Site) <br /> b. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> c. STORM DRAINAGE: Any additional storm water drainage created by new improvements shall be <br /> retained on-site. The drainage pattern and corresponding storm drain improvements shall be shown <br /> on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect shall be <br /> included. (Development Title Section 9-1135) <br /> d. SPECIAL EVENTS: Special Events are subject to the following regulations: <br /> (1) Special Events are not approved as part of this site approval. However the owner may apply for <br /> up to four(4)special events per year. (Development Title 9-605.5) <br /> (2) An Improvement Plan application is required for special events and a fee is required for the site <br /> plan review.
