e. MARKETING EVENTS: Marketing Events are subject to the following regulations: <br /> (1) A maximum of twenty-four (24) marketing events are permitted annually as a part of the <br /> proposed marketing plan dated December 10, 2003. <br /> (2) Marketing events shall end by 10:00 p.m. (Development Title 9-1075.8 (m)(2)) <br /> f. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. The Business License may be applied for concurrently with the building permit <br /> application. (Section 7-1000 of the County Ordinance Code) <br /> g. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and chip seal or alternative surfacing material <br /> to provide a durable, dust free surface. Bumper guards shall be provided when necessary to <br /> protect adjacent structures or properties. (with the exception of parking for marketing events) <br /> (Development Title Section 9-1015.5(e)) <br /> (2) A minimum of 3 parking spaces shall be provided, including 1 accessible space, which shall be <br /> van accessible. Accessible spaces shall be located as close as possible to the primary entrance <br /> (C.C.R., Title 24). (2.5 spaces are required for every 1,000 feet of building area) (Development <br /> Title Section 9-1015.3) <br /> (3) A total of fifty (50) parking spaces (1 space is required for every 3 attendees) shall be provided <br /> for marketing events, including an additional three (3) accessible spaces, of which one (1) shall <br /> be van accessible. The previously paved parking spaces may be used to satisfy C.C.R. Title 24 <br /> requirements. <br /> (4) Parking for marketing events shall be located on a maintained grass area to ensure a dust free <br /> surface. <br /> h. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six <br /> (6)to seven (7)feet in height. Outside storage is not permitted in front yards, street side yards, or <br /> in front of main buildings. (Development Title Section 1022.4[d][2]) <br /> i. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) An occupancy separation of one hour is required to separate the U-3 occupancy from the M <br /> occupancy. <br /> (2) Provide restrooms conforming with all disabled access requirements(C.C.R., Title 24). <br /> (3) The Construction Site Plan shall indicate the following: <br /> A. Provide parking for the physically disabled. The space(s) shall be located as close as <br /> possible to the primary entrance(C.C.R.,Title 24). <br /> Conditions of Approval -2- PA-03-612 <br />
