If improvements referred to herein are not completed prior <br /> to the approval of the Final Map, the subdivider shall <br /> execute an agreement with the County of San Joaquin to <br /> insure the completion of improvements within one ( 1 ) year <br /> after filing the Final Map . <br /> c . The subdivider shall agree to and shall pay service fees <br /> to the Woodbridge Lighting District and the Mokelumne <br /> Acres Maintenance District for the utility services from <br /> the time the improvements are accepted by the County to <br /> the end of the Fiscal Year , or up to a one ( 1 ) year <br /> period, as the case may be . <br /> d. Interior streets within the subdivision shall be dedicated <br /> and improved to 50-foot right-of-way public road standards <br /> (urban) . <br /> e . Chestnut Street shall be dedicated and improved on the <br /> subdivided side to one-half of an 80-foot right-of-way <br /> major collector street standard and in accordance to the <br /> adopted Woodbridge Specific Road Plan. <br /> f . The developer shall pay $100, 000 toward the construction <br /> of the southerly extension of Chestnut/Woodbridge Street <br /> and the bridge over the Woodbridge Irrigation District <br /> canal . Payment of the fee by the developer does not bind <br /> San Joaquin County to construct the referenced improve- <br /> ments with a specific time frame. <br /> g. Access from Chestnut Street shall be restricted for Lot 1 <br /> through Lot 7 , and Lot 54 . <br /> h. A terminal drainage system shall be provided to meet the <br /> requirements of San Joaquin County and to provide adequate <br /> drainage for the subdivision development . The acceptance <br /> or approval by the County of the drainage system does not <br /> relieve the developer (or his engineer) of the respon- <br /> sibility of providing an adequate drainage system. The <br /> developer ' s engineer shall perform an analysis to deter- <br /> mine the adequacy of utilizing a drainage pond with <br /> metered flow to an existing 12-inch-diameter line . <br /> i . A public water system shall be provided to conform to the <br /> requirements of the Local Health District and the <br /> Department of Public Works . The system shall provide ade- <br /> quate water supply and fire hydrants for fire protection, <br /> in conformance with the requirements of the County Fire <br /> Warden and the Woodbridge Rural Fire District . <br />
