Item No. 3
PC : 5-21-87
SU-86-16
Page 2
STAFF ANALYSIS
BACKGROUND:
The Planning Commission approved Major Subdivision Application
No. SU-86-16 on November 20 , 1986. Since that approval , title in
the subject property has transferred from Carlos Quintana and
Stanley and Ann Naatus to John and Kathleen Verner and, sub-
sequently, from John and Kathleen Verner to Compton and Bennett ,
Inc . Compton and Bennett , the present owner , requested the map
amendment .
Included as part of the Tentative Map were 40 conditions of
approval . These conditions are required to be retained in their
entirety (refer to the attached Conditions of Approval) . Lot
numbers for Conditions 1 (e) and 2 (g) have been changed to reflect
changed lot numbers on the amended Tentative Map.
ANALYSIS :
The Development Committee met with the applicant ' s engineer on
April 29 , 1987 , to discuss the proposed map amendment .
Discussion centered on making clerical corrections to the amended
map in order to insure consistency with the original Tentative
Map. This corrected map is included with this staff report .
It was the Development Committee ' s consensus that the amended
Tentative Map was substantially the same as the original ten-
tative map. The Planning Division, Department of Public Works,
Local Health District, and the Building Inspection Division had
no objection to removing the cul-de-sac street .
ENVIRONMENTAL CONSIDERATIONS :
As part of the Planning Commission' s approval of SU-86-16 , the
Commission adopted a Negative Declaration on November 20, 1986 .
Since the amended Tentative Map does not change the environmental
aspects of the proposed major subdivision, it is appropriate for
the Commission to reaffirm the previously adopted Negative
Declaration.
