Item No. 3 <br /> PC : 5-21-87 <br /> SU-86-16 <br /> Page 3 <br /> CONDITIONS OF APPROVAL <br /> All original conditions of approval for SU-86-16 required by the <br /> Planning Commission on November 20, 1986, shall apply. These <br /> conditions of approval are as follows : <br /> 1 . Planning Division: <br /> a. A park and recreation in-lieu fee shall be paid pursuant <br /> to Section 9-7261 of the Planning Title . <br /> b. The subdivider shall install a six-foot-high chain-link <br /> fence on the perimeter of that portion of the subdivision <br /> adjacent to the Woodbridge Irrigation District canal <br /> right-of-way. <br /> c . The Public Report for this subdivision filed with the <br /> State Department of Real Estate shall contain a statement <br /> indicating that property owners adjacent to the Woodbridge <br /> Irrigation District canal are responsible for maintaining <br /> the fence between their property and the canal . <br /> d. That portion of the subdivision fronting on Chestnut <br /> Street and the entrance at Carolina Street shall be <br /> visually screened with a masonry wall (six feet high along <br /> Chestnut Street ; four feet high along street side yards) <br /> and irrigated landscaping as approved by the Planning <br /> Division. Landscape trees shall be 15-gallon minimum <br /> size, spaced not greater than 20 feet on center. <br /> e . The entrance drive (Carolina Street ) to the subdivision <br /> shall be designed to provide at least one ingress land and <br /> two egress lanes , one of which shall provide for "right <br /> turn only. " The median planter shall be designed so as to <br /> provide ingress and egress to Lots 54 and 55 . <br /> f . All required public improvements shall be conveyed to the <br /> agencies responsible for their operation and maintenance <br /> upon completion and acceptance by the County. <br /> 2 . Department of Public Works: <br /> a. All improvements shall be in conformance with the <br /> Improvement Standards and Specifications of the County of <br /> San Joaquin Department of Public Works . All improvement <br /> plans and specifications must be approved by the County of <br /> San Joaquin Department of Public Works prior to approval <br /> of the Final Map. <br />
