(2) A minimum of 12 additional parking spaces shall be provided, including one additional van <br /> accessible space. (Two spaces are required for every 1,000 sq. ft. of building area to be <br /> converted to manufacturing; .5 spaces are required for every 1,000 sq. ft. of warehouse area; <br /> and .5 spaces are required for each of the five additional employees.) (Development Title <br /> Section 9-1015.3) <br /> d. LOADING: One additional loading space shall be provided. Each space shall be a minimum of 25 <br /> feet in length and 15 feet in width and shall have a minimum height clearance of 14 feet. On-site <br /> driveways and maneuvering areas may be used in lieu of one of the loading spaces as long as <br /> maneuvering areas for delivery vehicles are provided.(Development Title Section 9-1015.6) <br /> e. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however,that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> f. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Vallejo Court and Roth Road, shall be installed across the frontage of the project site. <br /> (2) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. (Development Title Section 9-1020.) <br /> (3) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. <br /> The parking area shall be provided with a minimum of five percent(5%)of landscaping within the <br /> perimeter of the parking area, not including landscaping along the street frontage. Three trees <br /> shall be planted and evenly spaced throughout the parking lot. (Development Title Section 9- <br /> 1020.5) <br /> g. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities,including storage areas for trash,shall be enclosed by <br /> a screen six (6) to eight (8) feet in height. Items stored within one hundred (100) feet of a <br /> dedicated street or residential zone shall not be stacked higher than two (2) feet above the <br /> adjacent screen. (Development Title Section 9-1022.4[e][2][A]) <br /> h. NOISE LEVELS: The following noise regulations apply to this project: <br /> (1) This project shall comply with the performance standards specified in the San Joaquin County <br /> Noise Ordinance. <br /> 2.
