CONSTRUCT A <br /> 12,000 SQUARE FOOT WAREHOUSE (BUILDING 1); 2. CONVERT USE OF <br /> A PORTION OF AN EXISTING BUILDING TO STUCCO MANUFACTURING <br /> (BUILDING B); 3. ADD FOUR RAW MATERIAL SILOS; 4. ADD DUMP PIT <br /> FOR RECEIVING AND TEMPORARY STORAGE OF RAW MATERIAL. <br /> LOCATED ON THE NORTH EAST CORNER OF VALLEJO COURT AND <br /> ROTH ROAD. APN: 193-380-04 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated <br /> Flood Hazard Area. <br /> Vallejo Court has an existing right-of-way width of 60 feet and a planned right-of-way width of <br /> 60 feet. <br /> RECOMMENDATIONS: <br /> 1. Encroachment permit shall be required for work within Vallejo Court right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approach shall be improved in accordance with the requirements of <br /> San Joaquin County Standards CW-C11 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. (The fee currently is $173.49 per <br /> additional daily trip-end generated in the Stockton area. The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction Cost Index as published by <br /> the Engineering News Record.) <br /> (Resolutions R-90-304, R-91-1025, R-93-167, R-94-179, R-95-650 and R-96-592) <br /> 4. The Water Supply Facilities Impact Mitigation Fee will be required for this development. <br /> The fee is due and payable prior to issuance of the building permit.
