<br />Location and Description <br /> <br />The San Joaquin Cogen LLC property (the “Property”) is located at 17200 Murphy Parkway in <br />Lathrop, California, and can be found on the USGS 7.5- Minute Series Lathrop Quadrangle map. <br />The Property is located approximately at LAT/LONG: 37.8064/ -121.2905. The San Joaquin <br />County Assessor’s depiction of the site (Assessor’s Parcel Number (APN) 19812005) and the <br />approximate location east of Murphy Parkway are presented below. <br /> <br /> <br />Property and Vicinity Characteristics and Adjoining Properties <br /> <br />The Property has been zoned for general industrial use (IG), according to the Community <br />Development Department of the Lathrop City Manager’s Office. The Property is topographically <br />flat with no major water bodies in the area. Topographic relief across the Property is estimated <br />to be no more than five feet. The surface elevation of the Property is approximately 15 feet above <br />mean sea level. Adjoining properties include an empty lot with livestock-feeding operation to <br />the east, retail and road-cargo distribution centers to the south, empty lots to the west and the <br />northwest, and a former glass manufacturing facility to the north. <br /> <br />Retail and distribution operations are located further to the northwest and west, on the far side <br />of the empty lots adjoining the Property.
