1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br />1.1 Description of Site: The project consists of one parcel totaling 7.19 acres. The project is in <br />a rural area with a property zoning of R -R. The address is 5347 E. Hildreth Lane, Stockton, CA. <br />The property Assessor's Parcel Number is 085-230-07. <br />Description of proposed development: The purpose of this project is to create a 2.00, 2.46 and <br />a 2.69 acre parcels. <br />1.2 Parcel vicinity location map: (See Appendix). <br />1.3 Site map: (See Appendix). <br />2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br />2.1 Discussion of Past, Present uses at the site to assess potential problems: The present <br />owner, Servillano Hortizuela, has owned this property for 2' years. The past and present uses of <br />the property have been for residential purposes. The current 7.19 acre parcel has an existing <br />residence. <br />3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION: <br />3.1 Description of Existing on-site septic tank usage: The existing 7.19 acre parcel has a <br />house and its own septic system. <br />3.2 Site Septic Permit History: Research for septic permits revealed two permits for the 7.19 <br />acre parcel. <br />3.3 Discussion of On-site Repair History: There is no history of septic repair/addition. <br />3.4 Description of Existing Septic Tank Usage in the General Area: Septic systems in the <br />general area consists of what seem to be standard systems consisting of leach lines and seepage <br />pits. <br />3.5 General area septic permit history (number/types/dates of permits, age of system, <br />permit numbers, copies in report): In searching permits for septic systems in San Joaquin <br />County Environmental Health Department records, the septic systems in this general area range <br />in installation dates from 1958 to 2020. (Copies of permits are included within the report.) <br />3.6 Discussion of general area septic tank repair history: Repair history of the septic <br />systems in this area reveal that the leach lines and seepage pits have resulted in moderate <br />performance. Additional leach lines and seepage pits were added to the neighboring septic <br />systems in the past. (See Appendix) <br />3.7 Description of proposed or expected maximum (including second unit dwellings) septic <br />tank usage on site: There are no immediate plans for construction. Each parcel is entitled to a <br />primary residence and a second unit dwelling. Any new septic systems must be constructed <br />under a permit. <br />
