Conditions <br /> Use Permit Application No. UP-97-11 was approved by the San Joaquin County Planning <br /> Commission on . The effective date of approval is . This approval will expire on <br /> which is six months of the effective date of approval, unless (1) all Conditions of Approval <br /> have been complied with, (2) all necessary building permits have been secured and remain in <br /> force, and (3) all necessary permits from other agencies have been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be <br /> fulfilled prior to the establishment of the use and the issuance of any building permits. Those <br /> Conditions followed by a Section Number have been identified as Ordinance requirements <br /> pertinent to this application. Ordinance requirements cannot be modified, and other Ordinance <br /> requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Kerry Sullivan, 468-3140) <br /> a. BUILDING PERMIT: Submit a "Commercial Building Permit" application. The Site Plan <br /> required as a part of the building permit must be prepared by a registered civil engineer <br /> or licensed architect. This plan must show existing site features, topography, and any <br /> existing and proposed improvements. A fee is required for the Site Plan review. <br /> (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for a private recreational facility with a dock and <br /> patio, as shown on the plan submitted October 6, 1997. <br /> C. COMPLIANCE DATE: Because this development is currently updating without the <br /> required permits, the Site Plan shall be submitted within 60 days from the date of <br /> approval. Enforcement action will be deferred if the Site Plan is submitted within 60 <br /> days and the Conditions of Approval are met within six months from the date of <br /> approval. <br /> 2. DEPARTMENT OF PUBLIC WORKS: (Staff Contact: Tom Iwamiya, 468-3000) <br /> a. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable prior to approval of the improvement plan. The fee currently is $143.38 per <br /> daily trip-end generated in the Delta area. The fee shall be automatically adjusted July 1 <br /> of each year by the Engineering Construction Cost Index as published by the <br /> Engineering News Record. (Resolutions R-90-304, R-91-1025, R-93-167, R-94-179, R- <br /> 95-650, and R-96-592) <br /> 3. PUBLIC HEALTH SERVICES: (Staff Contact: Greg Oliveira, 468-0341) <br /> a. If complaints regarding improper sewage disposal are received and verified, permitted <br /> portable toilets will be required to be used during the period of usage of this island. <br /> b. An approved potable water supply must be provided for all employees/users <br /> (Development Title Section 9-1100.1).
