Development Committee -3- <br /> SA-96-47 <br /> (2) Any lighting shall be designed to confine direct rays <br /> to the premises. No spillover beyond the property <br /> lines shall be permitted except onto public <br /> thoroughfares, provided, however, that such light shall <br /> not cause a hazard to motorists. (Development Title <br /> Section 9-1015.5[g] [4] ) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with <br /> the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, <br /> respecting the ultimate right-of-way width of Hansen <br /> Road, shall be installed across the frontage of the <br /> project site. <br /> (2) All areas not used for buildings, parking, driveways, <br /> walkways, approved outdoor storage areas, or other <br /> permanent facilities shall be landscaped. <br /> (3) Areas of the property which are not part of the project <br /> shall be barricaded from traffic and kept mowed and <br /> dust free. <br /> e. SCREENING: Screening shall be provided and comply with the <br /> following: <br /> (1) All storage materials and related activities, including <br /> storage areas for trash, shall be enclosed by a screen <br /> six (6) to eight (8) feet in height. Items stored <br /> within one hundred (100) feet of a dedicated street or <br /> residential zone shall not be stacked higher than two <br /> (2) feet above the adjacent screen. The proposal to <br /> plant oleanders spaced 20-feet on center is not <br /> adequate. However, oleanders spaced 8-feet on center <br /> is adequate. 1-gallon oleanders may be substituted for <br /> the proposed 5-gallon size. Irrigation plans shall be <br /> included with the Site Plans or Improvement Plans. <br /> (Development Title Section 9-1022 .4 [e] [2 ] [A] ) <br /> f. ACCESS AND CIRCULATION: The following requirements apply <br /> and shall be shown on the Site Plan: <br /> (1) Access gates shall be recessed from the property line a <br /> minimum of sixty five (65) feet or shall be kept open <br /> during business hours. <br /> (2) Two-way driveways and aisles shall be a minimum of 24- <br /> feet wide. One-way driveways and aisles shall be a <br /> minimum of 16-feet wide. <br />
