Development Committee -3- SA-96-47 (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g] [4] ) g. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of Hansen Road, shall be installed across the frontage of the project site. (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, or other permanent facilities shall be landscaped. (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept mowed and dust free. e. SCREENING: Screening shall be provided and comply with the following: (1) All storage materials and related activities, including storage areas for trash, shall be enclosed by a screen six (6) to eight (8) feet in height. Items stored within one hundred (100) feet of a dedicated street or residential zone shall not be stacked higher than two (2) feet above the adjacent screen. The proposal to plant oleanders spaced 20-feet on center is not adequate. However, oleanders spaced 8-feet on center is adequate. 1-gallon oleanders may be substituted for the proposed 5-gallon size. Irrigation plans shall be included with the Site Plans or Improvement Plans. (Development Title Section 9-1022 .4 [e] [2 ] [A] ) f. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site Plan: (1) Access gates shall be recessed from the property line a minimum of sixty five (65) feet or shall be kept open during business hours. (2) Two-way driveways and aisles shall be a minimum of 24- feet wide. One-way driveways and aisles shall be a minimum of 16-feet wide.
