(Development Title Section 9-1015.5[e]) <br /> (2) Storage areas shall be surfaced with a minimum 4-inch aggregate base. <br /> (3) A minimum of 17 parking spaces shall be provided, including one accessible space, which shall <br /> be van accessible. Accessible spaces shall be located as close as possible to the primary <br /> entrance (C.C.R., Title 24). (2 spaces are required for every 1,000 feet of building area. .5 <br /> spaces are required for every employee.) (Development Title Section 9-1015.3) <br /> (4) All parking stalls and directional arrows must be delineated with paint. (Development Title <br /> Section 9-1015.5[d]) <br /> g. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) Parking lot and security lighting shall be installed. (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> h. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Hansen Road, shall be installed across the frontage of the project site. (Development Title <br /> Section 9-1020.5(c)) <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. (Development Title Section 9-1020.8) <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> i. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be screened <br /> from Hansen Road and enclosed by a screen six (6) to eight (8) feet in height. Items stored <br /> within one hundred (100) feet of a dedicated street or residential zone shall not be stacked <br /> higher than two (2) feet above the adjacent screen. (Development Title Section 9- <br /> 1022.4[e][2][A]) <br /> j. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access gates shall be recessed from the property line a minimum of sixty-five (65) feet or shall <br /> remain open during business hours. <br /> (2) Two-way driveways and aisles shall be a minimum of 25 feet wide. One-way driveways and <br /> aisles shall be a minimum of 16 feet wide. <br /> k. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line).
