CONDITIONS OF APPROVAL <br /> (Revised 3-2-94) <br /> SA-93-50 <br /> Frank Kleckner <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the issuance of any building permits. <br /> This approval will expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval have been complied with, (2) all necessary building permits have been secured and remain <br /> in force, and (3) all necessary permits from other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. Eight automobile parking spaces are required, including one space for the physically <br /> handicapped. (Development Title Section 9-1015) <br /> b. One truck parking and loading space is required. (Development Title Section 9-1015.6) <br /> C. For truck entrances, gates shall remain open during business hours or shall be recessed <br /> from the property line a minimum of 65 feet to allow trucks to exit the road right-of-way <br /> before stopping to open the gate. (Development Title Section 9-505.7[d]) <br /> d. All parking spaces, driveways, and maneuvering areas shall be paved and permanently <br /> maintained to provide a durable, dust free surface. (Development Title Section 9- <br /> 1015.5[e]) <br /> e. Trash bins shall be kept in an enclosure with solid walls on three sides and gated on the <br /> fourth side. (Development Title Section 9-1022.4[e][3]) <br /> f. Landscaping shall comply with Development Title Sections 9-1020.9 and 9-1020.11. <br /> g. Screening is required along the south and east property lines adjacent to 1-580. <br /> (Development Title Section 9-1022.4[e][2]) <br /> h. All lighting shall be designed to confine direct rays to the premises. No spillover beyond <br /> the property line shall be permitted. (Development Title 9-1015.5[g][4]) <br /> i. Submit a Site Improvement Plan showing landscaping, drainage, driveway access details, <br /> on-site parking, existing and proposed utility services, and grading. The drainage pattern <br /> and corresponding storm drain improvements shall be shown on the Improvement Plan. <br /> Design and construct drainage improvements to County standards with the ability to <br /> connect to a public system when available.
