j. The Site Improvement Plan shall not be approved until a judgement is entered resolving <br /> the pending litigation concerning this project. <br /> k. The following Uniform Building Code and San Joaquin County Ordinance requirements <br /> will be applicable and shall be incorporated in the construction plans before submittal to <br /> the Building Inspection Division: <br /> (1) Exterior walls less than 20 feet from a property line shall be constructed of one- <br /> hour fire resistive material. <br /> (2) The proposed use will change the occupancy from an M-1 garage occupancy to <br /> a B-2 office occupancy (U.B.C. Section 502). The structure must be brought into <br /> compliance with all current code provisions, including structural, plumbing, <br /> mechanical, electrical, energy, and disabled access requirements. <br /> (3) Provide restrooms conforming with all disabled access requirements. (C.C.R., <br /> Title 24) <br /> (4) The proposed project is located within an expansive soil area where a <br /> conventional foundation may not be suitable. Therefore, an engineer is required <br /> to evaluate the foundation design. <br /> I. The Construction Site Plan shall indicate the following: <br /> (1) Provide parking for the physically disabled. The spaces shall be located as close <br /> as possible to the primary entrance. (C.C.R., Title 24) <br /> (2) Provide identification signs for the parking spaces, including the"tow away" sign, <br /> at each entrance or visible from each space. (C.C.R., Title 24) <br /> (3) The slope of a parking space shall not exceed 1/4 inch per foot. (C.C.R., Title 24) <br /> M. Fire apparatus access roads shall be required for new development constructed when <br /> any portion of an exterior wall of the first story is located more than 150 feet from the <br /> public access road. This road shall be constructed to meet or exceed Public Works <br /> design standards (UFC Section 10.203). The access road must be fully improved to <br /> these standards prior to any final inspections. <br /> 2.
