Hunter (C/O Martin and Devan Diane Gates) (APN: 051-180-28, <br /> 11849 East State Route Highway 12, Lockeford) <br /> The applicant has submitted a Site Approval application for a Landscaping Services <br /> business with four storage/maintenance buildings (Building "A" 4,800 sq. ft.; Building "B" <br /> 8,100 sq. ft.; Building "D" 2,400 sq. ft.; Building "E" 1,600 sq. ft.) a 6,000 sq ft office and <br /> a storage yard for supplies and equipment. The site has an existing veterinary office on <br /> the parcel that will remain. The 4.55 acre parcel is located on the north side of State <br /> Route 12, 900 feet west of Tretheway Road — northwest of Lockeford. The parcel has a <br /> General Plan designation of A/G (General Agriculture) and is zoned AG-40 (General <br /> Agriculture 40 acre minimum). <br /> Site Plan <br /> Two native oak trees are located in the northwest portion of the property. The oak trees, <br /> including their drip lines, need to be shown on a revised site plan and identified as such. <br /> The applicant needs to specify on the site plan if he is proposing to build around the <br /> trees or remove them. Moreover, as a condition of approval the project will be required <br /> to comply with Development Title Section 9-1505 regarding the removal, replacement <br /> and protection of oak trees. <br /> Access <br /> Development Title Section 9-1015.5(h) states that access driveways shall have a <br /> width of no less than twenty-five (25) feet for two-way aisles and sixteen (16) feet <br /> for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty (20) feet wide.
