plan does not show that it meets the Development Title requirements for access. <br /> If an off-site easement is being used as access the site plan must show that the <br /> access driveway can meet these requirements including the width. <br /> Hazards <br /> The applicant states that the business stores fertilizers and herbicides on-site. The <br /> Office of Emergency Services is reviewing the proposed project to determine if a <br /> Hazardous Material Management Plan (HMMP) is necessary. The requirement for an <br /> HMMP will be included in the conditions of approval if deemed necessary. <br /> This item, which would ordinarily be processed at the staff level, is being referred to the <br /> Planning Commission because of neighborhood opposition. A Planning Commission <br /> date will be scheduled once the applicant submits a revised site plan. The Community <br /> Development Department has reviewed the project and responses from other agencies <br /> and, pending review of the revised site plan, will be recommending approval of the Site <br /> Approval subject to the following conditions of approval. <br /> Site Approval Application No. was approved by the Community Development <br /> Department on . The effective date of approval is . This approval will expire on , <br /> which is 18 months from the effective date of approval, unless (1) all Conditions of <br /> Approval have been complied with, (2) all necessary building permits have been <br /> issued and remain in force, and (3) all necessary permits from other agencies have <br /> been issued and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements <br /> shall be fulfilled prior to the establishment of the use and the issuance of any <br /> building permits. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified, and other ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: John Funderburg, 468- <br /> 3160) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING <br /> PERMIT'. The Site Plan required as a part of the building permit must be prepared <br /> by a registered civil engineer or licensed architect. This Plan must show drainage, <br /> driveway access details including gates, on-site parking, landscaping, signs, <br /> existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK <br /> LIST" for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a landscaping services business with four <br /> storage/maintenance buildings (Building "A" 4,800 sq. ft.; Building "B" 8,100 sq. <br /> ft.; Building "D" 2,400 sq. ft.; Building "E" 1,600 sq. ft.) a 6,000 sq. ft. office and <br /> a storage yard for supplies and equipment as shown on the revised site plan dated <br /> October 20, 2004. The site has an existing veterinary office on the parcel and will <br /> remain on-site. (Use Type: Nursery Sales & Services — Landscaping Services) <br />
