Allen: <br /> Thank you for the opportunity to review the Lot lime Adjustment Application(PA- <br /> 0400597)to adjust the property lines between two parcels. Parcel one to contain 2.2- <br /> acres and parcel two to contain 2.7-acres. The project site is located on the south side of <br /> East State Route 12, 900 feet east of North Fox Road, east of the City of Lodi. <br /> Caltrans has the following comments: <br /> Caltrans comments on this project are limited, as there was little information provided for <br /> our review. If the lots are to be developed, the development plans would have to be <br /> reviewed as a CEQA project and further comments would be given. The adoption or <br /> amendment of general plans or elements, approval of tentative subdivisions maps, and the <br /> issuance of zoning variances and conditional use permits, are all subject to CEQA; <br /> therefore, an appropriate environmental document will need to be completed prior to <br /> project approval. <br /> Caltrans would prefer that the two parcels utilize a single driveway to reduce the number <br /> of conflicting turning movements in the area. This will help in maintaining the operations <br /> of the highway. <br /> This project indicates that an encroachment permit may be required to access the State <br /> highway. The attached information(attachment 1) is to assist the applicant in the permit <br /> process.
