CONDITIONS OF APPROVAL <br /> SU-92-9 (Tract No. 2266) <br /> Markstone Corporation <br /> Unless otherwise specified, all Conditions of Approval and Ordinance Requirements shall be <br /> complied with prior to approval of the Final Maps. <br /> This approval will expire three (3) years from the date of approval unless (1) all Conditions of <br /> Approval have been complied with and (2) a Final Map has been filed with and accepted by the <br /> Surveyor's Division. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. The northern property line of Lot 6 shall be approximately normal to street lines. (Section <br /> 9-905.9) <br /> b. A comprehensive landscape and irrigation design for the entire subdivision is required. <br /> The design shall include the following minimum requirements: <br /> (1) All uses shall be separated from adjacent streets by a landscaped area of not <br /> less than five feet in width, except for entrance and exit driveways. Said <br /> landscaped areas shall be planted and maintained in good condition. <br /> (Development Title Section 9-1020.8[aj) <br /> (2) A minimum 10-foot wide planting strip is required along Interstate 5. <br /> (Development Title Section 9-1020.5) <br /> (3) All areas not used for building, parking, driveways,walkways, or other permanent <br /> facilities shall be landscaped. <br /> (4) Parking areas with more than 20 stalls shall provide a minimum five percent <br /> interior landscaping. (Development Title Section 9-1020.4) <br /> (5) One tree is required for each five parking stalls, or portion thereof. Trees must <br /> be selected from the County's Approved Tree List. (Development Title Section <br /> 9-1020.4) <br /> (6) Planters which abut parking stalls shall be a minimum of five feet wide. A <br /> minimum 18-inch-wide paved strip shall be added to the adjacent parking stall to <br /> allow access to and from vehicles. (Development Title Section 9-1020.4) <br /> The landscape design shall be submitted to the Development Services Division for <br /> approval prior to approval of the Final Map. As each parcel is developed, individual <br /> developments will be responsible for installing the landscaping and irrigation in <br /> accordance with this plan.
