and irrigation systems shall be prior to the time of occupancy of each development. <br /> C. A comprehensive sign plan is required. The plan shall include the total number, size, and <br /> type of signs, location of signs on the structures, and the elevations and illustrations of <br /> the proposed design of the signs. The plan shall comply with Chapter 9-1710 of the <br /> Development Title. (Development Title Section 9-1017.3) <br /> d. A non-exclusive access easement(NEAE) shall be recorded for all lots of this subdivision. <br /> A copy of the recorded document shall be submitted to the Development Services <br /> Division prior to approval of the Final Map. A note referencing the recorded NEAE shall <br /> be shown on the Final Map. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. All improvements shall be in conformance with the Improvement Standards and <br /> Specifications of the County of San Joaquin. All improvement plans and specifications <br /> must be approved by the County of San Joaquin Department of Public Works prior to <br /> approval of the Final Map. (Development Title Section 9-9-910.2) <br /> b. If improvements referred to herein are not completed prior to the approval of the Final <br /> Map, the subdivider shall execute an agreement with the County of San Joaquin that will <br /> ensure the completion of improvements within one year after filing the Final Map. <br /> (Development Title Section 9-1100.3) <br /> C. Cal Stop Circle and Cal Court shall be dedicated and improved to County standards for <br /> a 60-foot-wide right-of-way local commercial street. Thornton Road shall be improved on the subdivided side in conformance to County <br /> standards for an 84-foot-wide right-of-way commercial street. (Development Title Section <br /> 9-857.4) <br /> e. A terminal drainage system shall be provided to meet the requirements of the County and <br /> to provide adequate drainage for the subdivision. (Development Title Section 9-1135.2) <br /> f. The project shall be served by a public water system conforming to the requirements of <br /> Public Health Services (Environmental Health Division) and the Department of Public <br /> Works. The system shall provide adequate domestic and fire water supply in <br /> conformance to the requirements of the County Fire Warden and the local fire district. <br /> A test well showing that the production well will meet all applicable standards is required <br /> prior to the approval of the improvement plans or any work within the site. A detailed <br /> scaled facility layout of the well site shall be provided to determine the size needed prior <br /> to approval of the final map and shall be subject to setbacks, access, and equipment <br /> requirements. Lot A shall be numbered and be a minimum of 8,000 square feet. <br /> (Development Title Section 9-1120.2) <br /> g. The project shall be served by a public sewer collection and treatment system <br /> constructed in conformance with the requirements of Public Health Services <br /> (Environmental Health Division) and the Department of Public Works.
