Item No. 2 <br /> PC: 11-19-92 <br /> SU-92-9 <br /> Page 1 <br /> RECOMMENDATION <br /> It is recommended that the Planning Commission: <br /> 1. Approve the Negative Declaration; and <br /> 2. Approve Major Subdivision Application No. SU-92-9 (Tract No. 2266) based on the Findings <br /> and subject to the Conditions of Approval contained In the staff report. <br /> FINDINGS <br /> 1. The proposed subdivision is consistent with the General Plan, any applicable Specific Plan and <br /> Special Purpose Plan, and any other applicable plan adopted by the County. <br /> • This finding can be made because the C-FS (Commercial-Freeway Service) land use <br /> designation permits the proposed subdivision, and no Specific Plans or Special <br /> Purpose Pians apply to this site. <br /> 2. The design or improvement of the proposed subdivision is consistent with the General Plan and <br /> any applicable Speck Plan or Special Purpose Plan. <br /> • This finding can be made because the design meets the minimum 50-foot lot width <br /> requirement of the C-FS zone, and there Is no minimum lot area requirement. Also, <br /> water, sewage disposal, and storm drainage will be provided by County Service Area <br /> No. 31. <br /> 3. The site is physically suitable for the type of development proposed. <br /> • This finding can be made because the site Is relatively level, has frontage on a <br /> County- maintained road, and Is adjacent to a freeway on-ramp. <br /> 4. The site is physically suitable for the proposed density of development. <br /> • This finding can be made because the tentative map shows that all the lots can be <br /> provided with the minimum frontage requirements and contain sufficient area for a <br /> business. <br /> 5. Neither the design of the subdivision nor any proposed improvements are likely to cause <br /> substantial environmental damage or substantially and avoidably injure fish or wildlife or their <br /> habitat. <br /> • This finding can be made because an Initial Study prepared for this item did not <br /> Identify any significant Impacts to fish or wildlife or their habitat. <br />
