SU-92-9 (TRACT NO. 2266) OF <br /> MARRSTONE CORPORATION (C/O ARMSTRONG ENGINEERING AND <br /> DEVELOPMENT, LTD. ) <br /> --------------------------------------------------- <br /> This project is a Major Subdivision, of 13 acres, to create 13 <br /> commercial lots. <br /> The Development Services Division has reviewed this project and <br /> offers the following comments: <br /> Unless otherwise specified, all Conditions of Approval and <br /> Ordinance Requirements shall be complied with prior to approval of <br /> the Final Map. The Tentative Map shall expire three years from the <br /> date of application approval. <br /> a. The northern property line of lot 6 shall be approximately <br /> normal to street lines. (Section 9-9372) . <br /> b. The minimum lot area shall be five thousand (5, 000) square <br /> feet. (Section 9-6404) . <br /> C. A comprehensive landscape and irrigation design for the entire <br /> subdivision is required. The design shall include the follow- <br /> ing minimum requirements: <br /> 1. All uses shall be separated from adjacent streets by a <br /> landscaped area of not less than five (5) feet in width, <br /> except for entrance and exit driveways. Said landscaped <br /> areas shall be planted and maintained in good condition. <br /> (Section 9-6414) <br /> 2 . Planters along Thornton Road shall be a minimum of ten <br /> (10) feet wide. <br /> 3 . A minimum of 15% of the net site area shall be land- <br /> scaped. <br /> 4 .
