Parking areas with more than 20 stalls shall provide a <br /> minimum 5% interior landscaping. <br /> 6. One tree is required for each 10 parking stalls, or <br /> portion thereof. Trees must be selected from the <br /> County's Approved Tree List. <br /> 7 . Planters which abut parking stalls shall be a minimum of <br /> five (5) feet wide. A minimum 18-inch-wide paved strip <br /> shall be added to the adjacent parking stall to allow <br /> access to and from vehicles. <br /> The landscape design shall be submitted to the Development <br /> Services Division for approval prior to approval of the Final <br /> Map. As each parcel is developed, individual developments <br /> will be responsible for installing the landscaping and <br /> irrigation in accordance with this plan. Amendments for the <br /> master landscape plan may be considered at the time of <br /> individual development proposals. Installation of landscaping <br /> and irrigation systems shall be prior to the time of occupancy <br /> of each development. <br /> d. A comprehensive sign plan is required. The plan shall include <br /> the total number, size and type of signs, location of signs on <br /> the structures, and the elevations and illustrations of the <br /> proposed design of the signs. The plan shall include the <br /> following minimum requirements: <br /> 1. Only one pole sign shall be permitted for the subdivi- <br /> sion. The pole sign shall not exceed seventy-five (75) <br /> square feet in sign area per face. The maximum height of <br /> the sign shall be thirty five (35) feet. Said distance <br /> shall be measured from the point of highest public road <br /> surface, of the closest interchange facility, not to <br /> exceed forty (40) feet from the ground. <br /> 2 . Only one monument sign shall be permitted for each lot. <br /> e. A non-exclusive access easement (N. E. A. E. ) shall be <br /> recorded for all lots of this subdivision. A copy of the <br /> recorded document shall be submitted to the Development <br /> Services Division prior to approval of the Final Map. A note <br /> referencing the recorded N. E. A. E. shall be shown on the <br /> Final Map. <br />
