Martin <br /> FROM: Charles Kelley, Senior Civil Engine2?� <br /> Public Services Division <br /> SUBJECT: SU-92-9 Major Subdivision application to subdivide a 13- <br /> acre parcel into 13 commercial lots from . 5 acres to . 2 acres. <br /> Located on the W. side of Thornton Rd, N. of State Route 12 , W. of <br /> Lodi. <br /> APPLICANT: Markstone Corporation APN: 025-100-12 & 13 <br /> The site is not located within a Federal Flood Insurance <br /> Administration Designated Flood Hazard Area. <br /> Thornton Road has an existing right-of-way width of 80 & 100 feet, <br /> and a planned right-of-way width of 84 feet. <br /> THE FOLLOWING COMMENTS AND RECOMMENDATIONS ARE FORWARDED FOR YOUR <br /> CONSIDERATION, CONCERNING THE APPROVAL OF THIS APPLICATION. <br /> RECOMMENDATIONS: <br /> 1. All improvements shall be in conformance with the Improvement <br /> Standards and Specifications of the County of San Joaquin. <br /> All improvement plans and specification must be approved by <br /> the County of San Joaquin Department of Public Works prior to <br /> approval of the Final Map. (Planning Title Section 9-9135) <br /> 2 . If improvements referred to herein are not completed prior to <br /> the approval of the Final Map, the subdivider shall execute <br /> an agreement with the County of San Joaquin insuring the <br /> completion of improvements within one (1) year after filing <br /> the Final Map. (Planning Title Section 9-9133) <br /> 3 . Cal Stop Circle and Cal Court shall be dedicated and improved <br /> to County Standards for a 60-foot right-of-way local commercial <br /> street.
