MOUNTAIN HOUSE <br /> MASTER PLAN CONSISTENCY FINDINGS <br /> Project Action or <br /> Consis- Conditions o <br /> Section tency Approval <br /> 1 Heading# Title Text Y/N/NA Finding of Fact/Analysis and Evidence of Compliance (COA) <br /> The Master Plan provides a density range for each <br /> residential land use category that is specifically <br /> tailored to the Mountain House new community(Table <br /> 3.1). This density range is generally more restrictive <br /> than the density range specified in the San Joaquin Table 3.3 establishes the following density ranges for <br /> County General Plan. Residential developments(i.e., Neighborhood F: R/L: 3.75 -4.75; R/M 5.7-7.0;and <br /> Residential subdivisions)within Mountain House will need to R/H: 18.0-20.00. As stated in the project description, <br /> Densities and develop within the minimum and maximum densities the Tentative Map has the following densities: R/L: <br /> 105 3.3.1 Unit Totals permitted for each residential category. Y 4.2; R/M: 5.72; R/H: 20.0. COA-1,2, 5 <br /> The number of proposed residential units meets the <br /> minimum/maximum allowed in the Master Plan. The <br /> Potential residential units are determined by Master Plan allows: R/L:482-611 units; R/M: 388- <br /> multiplying the Master Plan acreage for each 476 units; R/H: no minimum or maximum but must <br /> residential land use district within each neighborhood meet density requirements. The applicant is <br /> by the corresponding and respective minimum/ proposing: R/L: 598 lots; R/M: 380 lots which will <br /> Residential maximum density specified in Table 3.3: allow duplexes thereby meeting the minimum <br /> Densities and Neighborhood Minimum and Maximum Residential requirement for this zone. See tentative map and <br /> 106 3.3.La Unit Totals Units. Y project descriptioin. COA-1,2,5 <br /> Acreage used in residential density calculations <br /> exclude the following: All Arterial street rights of <br /> way, Railroad rights of way,Creek corridors and <br /> wetland areas identified in the Master Plan,Non- <br /> residential land uses including uses that may be added <br /> Residential at a later date.
