f. LOADING: Two loading spaces shall be provided. Each space shall be a minimum of 25 <br /> feet in length and 15 feet in width and shall have a minimum height clearance of 14 feet. On- <br /> site driveways and maneuvering areas may be used in lieu of one of the loading spaces as <br /> long as maneuvering areas for delivery vehicles are provided. (Development Title Section 9- <br /> 1015.6) <br /> g. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be <br /> installed. (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover <br /> beyond the property lines shall be permitted except onto public thoroughfares, <br /> provided, however, that such light shall not cause a hazard to motorists. <br /> (Development Title Section 9-1015.5[g][4]) <br /> h. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum 10-foot-wide landscaped strip, respecting the ultimate right-of-way width <br /> of Linne Road, shall be installed across the frontage of the project site. <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor <br /> storage areas, or other permanent facilities shall be landscaped. (Development Title <br /> Section 9-1020.) <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic <br /> and kept mowed and dust free. <br /> (4) The parking area shall be landscaped as specified in Section 9-1020.6 of the <br /> Development Title. The parking area shall be provided with a minimum of five <br /> percent of landscaping within the perimeter of the parking area, not including <br /> landscaping along the street frontage. Six trees shall be planted and evenly spaced <br /> throughout the parking lot. (Development Title Section 9-1020.6) <br /> i. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be <br /> enclosed by a screen six to eight feet in height. Items stored within 100 feet of a <br /> dedicated street or residential zone shall not be stacked higher than two feet above <br /> the adjacent screen. (Development Title Section 9-1022.4[e][2][AD <br /> j. UNIFORM BUILDING CODE REQUIREMENTS: The following Uniform Building Code and <br /> San Joaquin County Ordinance requirements will be applicable and shall be incorporated in <br /> the construction plans before submittal to the Building Inspection Division: <br /> (1) Exterior walls less than 20 feet from a property line shall be of one-hour, fire-resistive <br /> construction. Openings will not be permitted less than 5 feet and protected less than <br /> 10 feet. <br /> k. UNIFORM FIRE CODE REQUIREMENTS: The following Uniform Fire Code and San <br /> Joaquin County Ordinance Code requirements will be applicable and shall be incorporated in <br /> the construction plans before submittal to the Community Development Department for a <br /> building permit: <br /> (1) Fire flow will be provided for proposed buildings by the use of public water mains <br /> (Appendix III-A of the Uniform Fire Code) and static water supply (NFPA 1231 of the <br /> National Fire Code). <br /> Conditions of Approval - 2 - SA-98-46 <br />
