CONDITIONS OF APPROVAL <br /> SA-93-47 <br /> Triple V Produce <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the Issuance of any building permits. <br /> This approval will expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval have been complied with, (2) all necessary building permits have been secured and remain <br /> In force, and (3) all necessary permits from other agencies have been secured and remain In force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. This approval is for the construction of five additional cold storage and processing <br /> buildings as shown on the site plan submitted December 3, 1993. This project may be <br /> completed in phases. For the final phase, all Conditions of Approval shall be complied <br /> with, all necessary building permits shall be secured,and all necessary permits from other <br /> agencies shall be secured prior to January 31, 1999. <br /> b. A total of 125 automobile parking spaces are required, including four spaces for the <br /> physically handicapped. Each phase shall include one space for every two employees, <br /> plus one space for every 2,000 square feet of building area. (Development Title Section <br /> 9-1015.9) <br /> C. For truck entrances, gates shall remain open during business hours or shall be recessed <br /> 65 feet from the property line to allow trucks to exit the road right-of-way before stopping <br /> to open the gate. (Development Tale Section 9-505.7[d]) <br /> d. All parking spaces, driveways, and maneuvering areas shall be paved and permanently <br /> maintained to provide a durable, dust free surface. (Development Title Section 9-1015) <br /> e. Landscaping shall comply with the requiremerits of Sections 9-1020.6 and 9-1020.9 of the <br /> Development Title. Areas which are not part of the project shall be barricaded from traffic. <br /> f. Storage areas shall be screened as required by Section 9-1022.4(e)(2) of the <br /> Development Title. Outdoor storage areas shall be surfaced so as to limit dust. <br /> g. All lighting shall be designed to confine direct rays to the premises. No spillover beyond <br /> the property line shall be permitted. (Development Tale Section 9-1015.5[g][4]) <br /> h. Submit a Master Site Improvement Plan showing landscaping,drainage, driveway access <br /> details, on-site parking, existing and proposed utility services, and grading for the <br /> complete project. The drainage pattern and corresponding storm drain improvements <br /> shall be shown on the Site Improvement Plan. For the first phase, a Site Improvement <br /> Plan for that phase and all existing improvements shall be submitted. For each <br /> subsequent phase,a new site plan shall be submitted which includes all previous phases <br /> Conditions of Approval - 1 - SA-93-47 <br />
