STANDARDS AND ORDINANCE REQUIREMENTS <br /> PA-2200096 <br /> ATLAS AIR WORLDWIDE, INC./SIEGFRIED ENGINEERING <br /> Improvement Plan Application No. PA-2200096 was approved by the Community Development <br /> Department on August 29, 2022. The effective date of approval is August 29, 2022. This approval will <br /> expire on February 28, 2024,which is eighteen (18) months from the effective date of approval, unless <br /> (1) all Ordinance Requirements have been complied with, and (2) all necessary permits from other <br /> agencies have been issued and remain in force. <br /> Those requirements followed by a Section Number have been identified as Ordinance Requirements <br /> pertinent to this application. Ordinance requirements cannot be modified, and other ordinance <br /> requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Contact: [209]468-3121) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site Plan <br /> required as a part of the building permit must be prepared by a registered civil engineer or licensed <br /> architect. This Plan must show drainage, driveway access details including gates, on-site parking, <br /> landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE PLAN <br /> CHECK LIST'for details). Foundation and soils investigation shall be conducted in conformance with <br /> Chapter 18 of the California Building Code at the time of permit application. A fee is required for the <br /> Site Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for a 1,440-square-foot replacement office trailer and a new 320- <br /> square-foot storage trailer at an existing air cargo facility located at the Stockton Metropolitan Airport <br /> as shown on the site plan dated April 26,2022.(Use Type:Wholesale&Distribution—Light)All aspects <br /> of this project shall comply with the standards and requirements contained in the Stockton Metropolitan <br /> Airport Special Purpose Plan (SMA SPP)dated October 10, 2000. <br /> c. CAPITAL FACILITY FEE:This project may be subject to the Capital Facility Fee. If the Capital Facility <br /> Fee is applicable, the County shall collect the fees before the issuance of any building permits. <br /> (Development Title Section 9-1245.2) <br /> d. BUILDING HEIGHT AND MASSING: The maximum building height shall be 45 feet. Mechanical <br /> enclosures are not considered in determining height. (SMA SPP, page IV. 5-2) <br /> e. ARCHITECTURAL CHARACTER: <br /> 1. Building walls should be articulated to avoid long expanses of flat walls. (SMA SPP, page IV. 5-2) <br /> 2. Blank walls shall be prohibited where adjacent to pedestrian ways and should be avoided <br /> elsewhere. (SMA SPP, page IV. 5-2) <br /> 3. Flat roofs are acceptable, as well as low pitches and barrel vaults. Where pitched roofs are used, <br /> the maximum pitches shall be 4 in 12. Parapet screening shall be provided on all sides of flat roof <br /> buildings. (SMA SPP, page IV. 5-2) <br /> 4. Metal roofs shall be painted with a durable finish. Zinc, copper and similar natural weathering <br /> metals are acceptable, but galvalume is prohibited. Built-up roofing is acceptable however <br /> coatings must be non-reflective in complementary colors. Asphalt shingles and wood are <br /> prohibited. (SMA SPP, page IV. 5-2 and 5-3) <br /> 5.
