7. All on-site lighting fixtures shall have a manufacturer's finish of a matched approved color in <br /> keeping with on-site development. (SMA SPP, page III. 7-2) <br /> 8. Service areas should use building-mounted light fixtures that match parking lot light fixtures. (SMA <br /> SPP, page III. 7-2) <br /> i. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> 1. This project will be required to comply with the Model Water Efficient Landscape Ordinance <br /> Requirement per California Code of Regulations, Title 23, Division 2, Chapter 2.7. <br /> 2. All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. (Development Title Section 9-1020.7[a]) <br /> 3. Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> 4. A 27-foot-wide landscape easement shall be provided from face of curb on the project side of B <br /> Street. (SMA SPP, page III. 4-7) <br /> 5. A continuous 7-foot-wide planting strip with a minimum 5-foot-wide sidewalk shall be provided on <br /> the project side of the street. (SMA SPP, page III. 4-7) <br /> 6. Landscaping materials shall meet the following guidelines (SMA SPP, page III. 4-27) and may <br /> include those submitted with Exhibit 1 — Site Materials Board and in the site plan packet dated <br /> May 22, 2020: <br /> A. The plants selected should be well suited to the climate of the region. <br /> B. Shade should be provided to mitigate the effects of summer heat. <br /> C. Plant materials should be selected and located to take into consideration the effects of wind, <br /> solar orientation, poor soils, seasonal effects, and provision of food and habitat for birds and <br /> other wildlife. <br /> D. Where decorative turf is used, low-water-use grass varieties should be used. <br /> E. Plant materials should be used to screen prevailing winds. <br /> j. FENCING AND SCREENING: Screening shall be provided and comply with the following: <br /> 1. A fence up to 7 feet in height may be permitted in the required front yard, provided such fencing is <br /> constructed of woven wire, wrought iron, or similar transparent material and does not obstruct <br /> vehicular site distance. (Development Title Section 9-1022.3 [e][1]) <br /> 2. In any required rear or nonstreet side yard,fencing and screening shall not exceed 7 feet in height. <br /> (Development Title Section 9-1022.2 [c][2]) <br /> 3. Barbed wire security fencing, not to exceed 2 feet in height, may be erected on top of required or <br /> permitted fencing, except for fencing adjacent to planned or existing residential areas. Electrical <br /> fencing adjacent to planned or existing residential areas is prohibited. (Development Title Section <br /> 9-1022.3 [e][2]) <br /> 4. Service entries, storage and work yards, truck loading and heavy outdoor use areas should be <br /> screened from the street whenever possible.
