2 . Department of Public Works : <br /> a. An Improvement Plan showing drainage , existing and pro- <br /> posed utility services, driveway access details , on-site <br /> parking, and grading shall be submitted to the Department <br /> of Public Works for approval . <br /> b . A five-foot-wide roadway dedication will be required along <br /> Morse Road with a 20-foot by 20-foot road return (snipe) <br /> at Micke Grove Road. <br /> c . The frontage improvements for Micke Grove Road shall be <br /> constructed by the developer in conformance with standards <br /> for one-half of the adopted Specific Road Plan. These <br /> improvements shall be deferred until the Department of <br /> Public Works determines that they are warranted. <br /> d . The frontage improvements for Morse Road shall be <br /> constructed in conformance with standards for one-half of <br /> a 50-foot-wide right-of-way rural street . <br /> e . An encroachment permit shall be required for work within <br /> the road right-of-way . <br /> f . The project shall be served by a water system conforming <br /> to the requirements of the San Joaquin County Department <br /> of Public Health Services , Environmental Health Division, <br /> and the Deppartment of Public Works . The system shall <br /> provide adequate domestic and fire water supply in confor- <br /> mance with the requirements of the County Fire Warden and <br /> the local fire district . A test well showing that the <br /> production well will meet all applicable standards is <br /> required prior to the approval of the improvement plans or <br /> any work within the site . <br /> g. The project shall be served by a sewer treatment system <br /> constructed in conformance with the requirements of the <br /> San Joaquin County Department of Public Health Services , <br /> Environmental Health Division, and the Department of <br /> Public Works . <br /> 3 . Air Pollution Control District : <br /> During the construction process , dust control practices , as <br /> specified by the District , shall be implemented. <br /> 4 . Planning Division: <br /> a. Trees are required along the property lines , as necessary, <br /> to eliminate the threat of golf balls hitting the residen- <br /> ces on the south, the park on the north, and vehicles on <br /> adjacent roads . <br /> b. All parking spaces, driveways, and maneuvering areas shall <br /> be paved and permanently maintained with asphalt or <br /> Conditions of Approval - 2 - (UP-90-5 ) <br />
