Development Committee <br /> September 27 , 1989 <br /> PD-90-2/SU-90-8 <br /> Page 2 <br /> Major Subdivision : <br /> 1 . A "will-serve " letter is required for public water and sewer <br /> at the time the Major Subdivision application is filed. <br /> 2 . Based upon the letter received from the Office of Emergency <br /> Services , dated September 18 , 1989 , hazardous materials may <br /> have been illegally disposed of on site . Because of this , <br /> when the subdivision application is filed, the applicant <br /> should submit documentary evidence to substantiate that the <br /> property is free of hazardous contaminants . The applicant <br /> should follow up on this matter with the project planner. <br /> 3 . Section 9-9346 of the Planning Title states that cul-de-sac <br /> streets shall not exceed 600 feet in length and serve more <br /> than 20 residences . Based upon this , the subdivision needs <br /> to be redesigned , and the excessively long cul-de-sac street <br /> extended through to Locke Road. <br /> Note : <br /> The pre-application conference is designed to inform prospec- <br /> tive applicants of General Plan consistency , zoning consis- <br /> tency, public improvement requirements , preliminary design <br /> constraints and opportunities , and major environmental and <br /> safety issues . This information is provided in the hope of <br /> assisting the applicant in submitting a better and more com- <br /> plete application, as well as minimizing processing time. It <br /> is not intended to be an in-depth analysis , and an environ- <br /> mental assessment is not completed . The applicant should be <br /> aware that a detailed review will not be done until the full <br /> application is submitted . Also, if new or additional infor- <br /> mation is obtained , a revised application or environmental <br /> impact report may be required . <br /> KS : vj <br />
