Pahl APN : 051-290-06 , 10, 11 <br /> INFORMATION : <br /> The site is not located within a Federal Flood Insurance <br /> Administration Designated Flood Hazard Area . <br /> Locke Road has an existing right-of-way width of 40 feet, and a <br /> planned right-of-way width of 60 feet . <br /> RECOMMENDATION : <br /> Further action on this application shall be delayed until Traffic <br /> Study to address the traffic/circulation, and "WILL SERVE" letter <br /> from the Lockeford Community Services District for utility <br /> services (water and sewer ) , and terminal drainage facility plan <br /> are provided by the applicant . <br /> RECOMMENDATIONS AT THE TIME OF APPROVAL : <br /> 1 . All improvements shall be in conformance with the Improvement <br /> Standards and Specifications of the County of San Joaquin . <br /> All improvement plans and specification must be approved by <br /> the County of San Joaquin Department of Public Works prior to <br /> approval of the Final Map. <br /> 2 . If improvement referred to herein are not completed prior to <br /> the approval of the Final Map, the subdivider shall execute <br /> an agreement with the County of San Joaquin insuring the <br /> completion of improvements within one ( 1 ) year after filing <br /> the Final Map. <br /> 3 . White Cliff Drive shall be improved to County Standards for a <br /> 50-foot right-of-way urban subdivision street. <br />
