e. The use of existing buildings that will have a different use (occupancy classification) from when <br /> originally constructed/permitted,will constitute a change of occupancy. A change of occupancy will <br /> require a code analysis report and necessary plans prepared by an architect or engineer in <br /> accordance with the current adopted California Building Code and Existing Building Code. The <br /> report and plans shall identify existing conditions, propose alterations necessary to bring the <br /> building in compliance with the current code and include the following: <br /> 1. Description of proposed use <br /> 2. Existing and proposed Occupancy Groups <br /> 3. Type of construction <br /> 4. Sprinklers (Yes or No) <br /> 5. Number of stories <br /> 6. Building height <br /> 7. Allowable floor area <br /> 8. Proposed floor area <br /> 9. Occupant load based on the CBC <br /> 10. Occupant load based on the CPC <br /> 11. Risk Category analysis. (Agricultural Buildings are allowed to be constructed to Risk Category <br /> I, whereas other occupancies require Risk Category II or III.) <br /> f. If high piled combustible storage is to be used in a building, an automatic fire sprinkler system will <br /> be required. <br /> g. Accessible routes shall be provided per CBC Section 11 B-206. At least 1 accessible route shall be <br /> provided within the site from accessible parking spaces and accessible passenger loading zones; <br /> public streets and sidewalks; and public transportation stops to the accessible building or facility <br /> entrance they serve. Where more than one route is provided, all routes must be accessible. <br /> h. Parking spaces will be required to accommodate persons with disability in compliance with Chapter <br /> 11 B of the currently adopted California Building Code. Note that accessible parking spaces are <br /> required for each phase of the project.These parking space(s)shall be located as close as possible <br /> to the primary entrance to the building. <br /> i. Adequate sanitary facilities shall be provided for the facility, per the requirements of Chapter 4 of <br /> the current adopted California Plumbing Code. Each building or structure shall be provided with <br /> toilet facilities for employees and customers. Requirements for customers and employees shall be <br /> permitted to be met with a single set of restrooms accessible to both groups. Required toilet facilities <br /> for employees and customers in other than shopping malls or centers shall have a maximum travel <br /> distance not to exceed 500 feet. The plans shall indicate the location of the toilet facilities and the <br /> travel distance from work areas. <br /> j. If the project includes landscaping, the project will be required to comply with the Model Water <br /> Efficient Landscape Ordinance requirements of the California Code of Regulations, Title 22, <br /> Division 2, Chapter 2.7. <br /> 4.
