Fairchild <br /> Planner: Alisa Goulart <br /> Project Description: 2500 Sq Ft Personal Storage Building <br /> Building Conditions By: Greg Davis, Senior Plan Check Engineer(209)468-3181 <br /> BUILDING CODE REQUIREMENTS: The following California Building Code(CBC) and San Joaquin <br /> County Ordinance requirements will be applicable to the proposed project. The following conditions <br /> shall be addressed prior to submittal of a building permit application to the Building Inspection Division: <br /> 1. A building permit for each separate structure or building is required. Submit plans, <br /> Specifications and supporting calculations, prepared by a Registered Design <br /> Professional(architect or engineer)for each structure or building, showing compliance with the current <br /> adopted California Building, Existing Building, Mechanical, Plumbing, Electrical, Energy <br /> and Fire Codes as maybe applicable. Plans for the different buildings or structures maybe combined <br /> into a single set of construction documents. <br /> 2. A grading plan will be required for this project. Submit plans and grading calculations, including a <br /> statement of the estimated quantities of excavation and fill, prepared by a Registered Design <br /> Professional. The grading plan shall show the existing grade and finished grade in contour intervals <br /> of sufficient clarity to indicate the nature and extent of the work and show in detail that it complies <br /> with the requirements of the code. The plans shall show the existing grade on adjoining properties in <br /> sufficient detail to identify how grade changes will conform to the requirements of the code. <br /> 3. This project is located in expansive clay soils. A soils report pursuant to CBC § 1803 for foundations <br /> and CBC appendix § J104 for grading shall be provided or the foundations shall be designed using <br /> CBC minimum soil bearing pressures. All recommendations of the Soils Report shall be incorporated <br /> into the construction drawings. Where the depth of fill used to create the building pad exceeds 8", a <br /> soils report will be required. <br /> 4. For each proposed new building, provide the following information on the plans: <br /> a. Description of proposed use <br /> b. Existing and proposed occupancy Groups <br /> c. Type of construction <br /> d. Sprinklers (Yes or No <br /> e. Number of stories <br /> f. Building height <br /> g. Allowable floor area <br /> h. Proposed floor area <br /> i. Occupant load based on the CBC <br /> j. Occupant load based on the CPC <br /> 5. The use of existing buildings that will have a different use (occupancy classification)from when <br /> originally constructed/permitted, will constitute a change of occupancy.
