require a code analysis report and necessary plans prepared by an architect or engineer in <br /> accordance with the current adopted California Building Code and Existing Building Code. The <br /> report and plans shall identify existing conditions, propose alterations necessary to bring the building <br /> in compliance with the current code and include the following: <br /> a. Description of proposed use <br /> b. Existing and proposed Occupancy Groups <br /> c. Type of construction <br /> d. Sprinklers (Yes or No) <br /> e. Number of stories <br /> f. Building height <br /> g. Allowable floor area <br /> h. Proposed floor area <br /> i. Occupant load based on the CBC for the new use <br /> j. Occupant load based on the CPC for the new use <br /> k. Risk Category analysis. (Agricultural Buildings are allowed to be constructed to Risk <br /> Category I, whereas other occupancies require Risk Category I I or 111.) <br /> 6. If high piled combustible storage is to be used in a building, an automatic fire sprinkler <br /> system will be required. <br /> 7. Accessible routes shall be provided per Chapter 11 B of the currently adopted California Building <br /> Code.At least one accessible route shall be provided within the site from accessible parking spaces <br /> and accessible passenger loading zones; public streets and sidewalks; and public transportation <br /> stops to the accessible building or facility entrance they serve. Where more than one route is <br /> provided, all routes must be accessible. <br /> 8. Parking spaces will be required to accommodate persons with disabilities in compliance with Chapter <br /> 11 B of the California Building Code. Note that accessible parking spaces are required for each phase <br /> of the project. These parking space(s) shall be located as close as possible to the primary entrance to <br /> the building. <br /> 9. Adequate sanitary facilities shall be provided for the facility, per the requirements of Chapter 4 of the <br /> current adopted California Plumbing Code. Each building,or structure shall be provided with toilet <br /> facilities for employees and customers. Requirements for customers and employees shall be <br /> permitted to be met with a single set of restrooms accessible to both groups. Required toilet facilities <br /> for employees and customers in other than shopping malls or centers shall have a maximum travel <br /> distance not to exceed 500 feet. The plans shall indicate the location of the toilet facilities and the <br /> travel distance from work areas. <br /> 10. If the project includes landscaping, the project will be required to comply with the Model Water <br /> Efficient Landscape Ordinance requirements of the California Code of Regulations, Title 22, Division <br /> 2, Chapter 2.7 <br /> 1810 E.
