Lennar Homes of California Mountain House Creek, Parcel L, Tract 3424, Tracy
4943.410.103 Phase I Environmental Site Assessment
1.5 SITE AND VICINITY CHARACTERISTICS
According to published topographic maps, the Property ranges in elevation from approximately
52 feet above mean sea level (msl) in the north to approximately 63 feet above msl to the
southwest.
Review of the Geologic Map of the San Francisco-San Jose Quadrangle, California (Wagner,
1991) mapped the surficial soil of the subject site as Alluvial Fan Deposits. The soil is described
as Quaternary-aged deposits consisting of sand, silt, and clay deposited by rivers.
Geocheck— Physical Setting Source Summary of the Environmental Data Resources, Inc. (EDR)
report (Appendix A) indicated three Federal United States Geological Survey (USGS) and
11 State wells located within 1 mile of the Property. Well Number USGS40000185573 is mapped
approximately 1/8 to 1/4 mile southeast of the Property, and one groundwater level measurement is
reported for this well at a depth of 4 feet below the ground surface (bgs). The Physical Setting
Source Summary did not provide hydrogeologic information for use as an indicator of groundwater
flow direction in the immediate area. Data reviewed from the Chevron Mountain House Site #1
environmental case located east of the Property indicates that groundwater flows to the north and
ranges in depth from 5 to 10 feet bgs.
We reviewed EnviroStor, a website maintained by the State of California Department of Toxic
Substances Control, and GeoTracker, a website maintained by the State of California Water
Resources Control Board, for nearby facilities with records that include depth to groundwater
measurements. The following information was obtained regarding local groundwater conditions.
TABLE 1.5-1: Local Groundwater Conditions
REPORTEDPROXIMITY REPORTED DEPTH
TO PROPERTY TO GROUNDWATER
FLOW DIRECTION
0.3 mile northeast 5-10 feet bgs North
0.5 mile east 5-10 feet bgs Northeast
The site-specific depth to groundwater and direction of groundwater flow was not determined as
part of this assessment. Fluctuations in groundwater levels may occur seasonally and over a
period of years due to variations in precipitation, temperature, irrigation and other factors.
We reviewed the Department of Conservation, Geologic Energy Management(CalGEM),formerly
the Department of Conservation, Division of Oil, Gas, and Geothermal Resources (DOGGR),
website and map database to determine if any historic oil and/or gas wells were located within
the Property. Two wells were mapped within 1 mile of the Property.
• Well 0407720510 — Plugged dry hole — 1,800 feet west of the Property
• 0407720378 — Plugged dry hole — 1,300 feet north of the Property
ENGEO January 28, 2022
Expect Excellence-
