Lennar Homes of California Mountain House Creek, Parcel L, Tract 3424, Tracy <br /> 4943.410.103 Phase I Environmental Site Assessment <br /> 2.0 PREVIOUS ENVIRONMENTAL REPORTS <br /> Condor Earth Technologies, Inc., Mountain House Prosect Memo Neighborhood F <br /> Pesticide/Herbicide Report, August 3, 1998 <br /> This memo outlined some limited surface soil and groundwater sampling completed in response <br /> to mitigation measures described in the EIR dated September 1994. Two surface soil samples <br /> and one grab groundwater sample were collected. The exact location of the samples was not <br /> identified by the memo. Sample locations were stated to be shown on Drawing 1587Q-98-1, but <br /> this drawing was not included in the memo. A description of the sampling stated that the samples <br /> were collected from Neighborhood F, located west of Mountain House Parkway, approximately <br /> 1 mile south of Byron Road. The memo stated that corn and alfalfa were the crops grown in the <br /> area. The isolated samples did not identify any pesticides or herbicides in site soil or groundwater. <br /> ENGEO, Modified Phase I Environmental Assessment, Mountain House Creek, Parcel L, <br /> Tract 3424, 350 N. Estes Way, Tracy, California, March 15, 2021 <br /> In 2021, ENGEO performed a modified phase I environmental site assessment of the Property. <br /> Based on the findings of our assessment, no RECs, no historical RECs, and no controlled RECs <br /> were identified for the Property. Review of historical records indicates that the Property has been <br /> used as agricultural land since at least 1937. Since the Property was historically used for <br /> agricultural activities, an agrichemical assessment of the surface soil was conducted to evaluate <br /> the potential for residual concentrations of organochlorine pesticides (OCPs), arsenic, and lead. <br /> The agrichemical assessment did not identify any concentrations of OCPs, arsenic, or lead in <br /> surface soil that exceed relevant screening levels and/or typical naturally occurring background <br /> concentrations. <br /> 3.0 RECORDS REVIEW <br /> 3.1 PROPERTY RECORDS <br /> 3.1.1 Title Report/Ownership <br /> The Title Report lists recorded land title detail, ownership fees, leases, land contracts, easements, <br /> liens, deficiencies, and other encumbrances attached to or recorded against a subject property. <br /> Laws and regulations pertaining to land trusts vary from state to state and the detail of information <br /> presented in a Title Report can vary greatly by jurisdiction. As a result, ENGEO utilizes a Title <br /> Report, when provided to us, as a supplement to other historical record sources. <br /> A Preliminary Title Report for the Property, prepared by First American Title Company and dated <br /> April 19, 2021, was provided for our review. The Property title is vested in Sunchaser Real Estate <br /> One LLC, A Delaware Limited Liability Company. No references to environmental liens, deed <br /> restrictions, or other potential environmental issues were noted. This report is included in <br /> Appendix B. <br /> 3.2 HISTORICAL RECORD SOURCES <br /> The purpose of the historical record review is to develop a history of the previous uses or <br /> occupancies of the Property and surrounding area in order to identify those uses or occupancies <br /> that are likely to have led to RECs on the Property. <br /> .j%j EO January 28, 2022 <br /> Expect Excellence- <br />
