ENCON <br /> • The 1" diameter boreholes shall backfill each boring with hydrated granular bentonite <br /> pellets and poured distilled water to the bentonite. Each borehole shall be abandoned and <br /> filled with hydrated granular bentonite and the borehole shall be restored to match the <br /> surrounding surfaces. <br /> This Subsurface Site Assessment Investigation Workplan will be submitted to the SJEHD for <br /> review and approval prior to initiating the proposed subsurface investigation. <br /> 2.0 SITE USE AND HISTORICAL INFORMATION <br /> The Subject Site is located on the east side of North Wilson Way, immediately southeast of the <br /> intersection of East Channel Street and North Wilson Way within a mixed commercial and light <br /> industrial area of San Joaquin County.Per the Phase I ESA Report prepared by Partner,the Subject <br /> Site has been occupied by various commercial, light industrial warehouse, and industrial <br /> warehouse business since at least the late 1930s. <br /> Onsite operations at the Subject Site consist of various commercial offices and various commercial <br /> wholesale distributors and cold storage warehouses along the central portion of the subject <br /> property; several automotive and truck service operations as well as onsite agriculture (vineyard <br /> and orchard)product cold storage and wholesale of produce, and agricultural chemical storage. <br /> 2.1 Phase I ESA Report Findings—Partner, 2021 <br /> A recognized environmental condition (REQ refers to the presence or likely presence of any <br /> hazardous substances or petroleum products in, on, or at a property: due to release to the <br /> environment; under conditions indicative of a release to the environment; or under conditions that <br /> pose a material threat of a future release to the environment. <br /> • According to available historical and regulatory records,the Subject Site has been occupied <br /> by various tenants for automotive repair use since at least the late 1940s. The building on <br /> the northern portion of the property, has been occupied by Gotelli Trucking Company and <br /> Righetti Enterprises for automotive repair use since as early as 1946. Automotive repair <br /> facilities typically store various quantities of hazardous substances, including petroleum <br /> products and automotive solvents in the parts washing and drum storage areas, represent <br /> RECs. <br /> • Two (2) oil/water separators (OWS)were also observed at the Subject Site during the site <br /> reconnaissance, including an OWS located within the automotive repair tenant suite, and a <br /> three-stage clarifier located within the paved parking area immediately north of the current <br /> towing tenant (and former automotive repair) building. The current and historical <br /> automotive repair operations conducted at the subject property and the presence of the <br /> OWS, and clarifier systems represent RECs. <br /> 2 <br />
