Anderson II <br /> FROM: Christopher Heylin, Development Services Engineer <br /> Development Services Division <br /> SUBJECT: PA-2200263; A Use Permit application for the construction of the newest Fire Station <br /> to serve the northern neighborhoods of the Mountain House Community. The Fire <br /> Station is the second and last Fire Station in Mountain House Community and is <br /> proposed to be a 1-story; 6,122-square-foot building on 1.13 acres. <br /> The building site is part of a larger 6-acre parcel zoned PF (Public Facility) located at <br /> the north-east corner of Central Parkway and Stockyard Drive. The balance of the site <br /> will be developed with parking and landscape as part of a staging area for the adjacent <br /> community park and trail system. Once complete, the entire property will be dedicated <br /> to the Mountain House Community Service District. The Fire Station and site will be <br /> dedicated to the MHCSD upon completion of its construction by Mountain House <br /> Developers, LLC. <br /> The Fire House building is proposed as a Type V-B construction and will include (2) <br /> apparatus bays, (5) bunk rooms, kitchen, dining, day exercise room office, and other <br /> ancillary support spaces. <br /> Access to the site will be from future Stockyard Drive, which intersects with Central <br /> Parkway (currently under construction). Central Parkway and Stockyard Drive will be <br /> signalized to facilitate vehicular turn movements and pedestrian crossings.
