EXHIBIT " B " <br /> THREE OR MORE DWELLING UNITS , OR A PLANNED UNIT DEVELOPMENT ( PUD ) OR A <br /> PLANNED RESIDENTIAL UNIT DEVELOPMENT ( PRD ) <br /> Construction and Design Requirements : <br /> 1 . The fire apparatus access road shall be designed and maintained to support the imposed loads of fire <br /> apparatus with a relative compaction of not less than ninety ( 90 ) percent and shall be provided with a <br /> surface to permit all weather driving capabilities ( see the structural section in EXHIBIT " C " ) . A <br /> compaction test may be required . <br /> 2 . Private roadways in a PUD or PRD shall be designed and maintained to support the imposed loads of <br /> fire apparatus , have a relative compaction of not less than ninety ( 95 ) percent , and have a finished <br /> surface of asphaltic concrete pavement or equivalent . These roadways shall have an agreement <br /> delineating maintenance and repair responsibilities by the landowners utilizing the access roadway ( s ) for <br /> ingress and egress and such document shall be recorded in the Official Records of the County of San <br /> Joaquin . <br /> 3 . The fire apparatus access road shall be designed and maintained to provide an unobstructed width , <br /> height and use specifications below : <br /> a . 20 -foot minimum unobstructed width : <br /> i . Parking is not allowed and may be so posted when required by the Fire District having authority . <br /> b . 28400t minimum unobstructed width : <br /> i . Parking is allowed on one side of the street and may be so posted when required by the Fire District <br /> having authority . <br /> c . 36400t minimum unobstructed width . <br /> i . Parking is unrestricted provided a 20 -foot minimum unobstructed width is maintained . <br /> ii . Rollover curbs are acceptable and preferable . <br /> d . An unobstructed vertical clearance of not less than13 feet 6 inches is required for all roads . <br /> 4 . The fire apparatus access road surface shall not allow the ponding of water . <br /> 5 . Gates shall not project into the required minimum width and be located to provide a minimum of 30 <br /> feet from the edge of the pavement for fire apparatus to stop when opening the gate . Closed and or <br /> locked gates shall be provided with an approved Knox® lock or key switch . Application for the Knox® <br /> products shall be obtained from the Fire District having jurisdiction . <br /> 6 . Turnarounds shall be provided no further than 150 feet from the dead end of the fire apparatus access <br /> road and as provided in EXHIBIT " D " . Turning radius greater than 41 feet may be required by the Fire <br /> District having authority . <br /> 7 . On fire apparatus access roads longer than 500 feet in length a reduction in width may be allowed with <br /> the addition of turnouts as determined by the Fire District having authority . Turnout dimensions shall be a <br /> minimum of 60 feet long and 10 feet wide at intervals to be determined by the Fire District having <br /> authority . Turnouts shall meet he same structural section required for the road . <br /> 8 . Bridges , box culverts , or low water crossings shall be designed for HS 20 - 44 loading . An engineered <br /> plan shall be submitted to the San Joaquin County Building Department for review and approval prior to <br /> construction . <br /> 9 . Roads installed per this standard shall be named and the appropriate County department shall apply <br /> addresses . Public roads shall comply with the requirements of San Joaquin County Public Works <br /> Department and the signage shall be installed accordingly . Private roads shall be named and the signage <br /> shall be green with white lettering and reflective in nature with the letters ( PVT) in yellow with black at the <br /> end of the road name . These private signs will be purchased from , and installed by the S . J . Co . Public <br /> Works Department .
