PA- 2200278 OF CRYSTAL <br /> ENTERPRISES , LP ( C /O CRYSTAL HICKS ) (APN : 015 - 450 - 101 - 11 ) (ADDRESS : <br /> 856 EAST MOKELUMNE STREET AND 18911 NORTH LILAC ST , <br /> WOODBRIDGE ) <br /> The applicant has submitted the above - referenced applications for a General Plan Map <br /> Amendment and a Zone Reclassification . The applicant proposes to amend the project site ' s <br /> General Plan designation from C / C ( Community Commercial ) to R/ M ( Medium Density <br /> Residential ) and the zoning designation from C - C ( Community Commercial ) and P - F ( Public <br /> Facilities ) to R - M ( Medium Density Residential ) . <br /> The project site consists of 12 parcels totaling 2 . 12 acres located on the southwest corner of East <br /> Mokelumne Street and North Lilac Street , within the Urban Community of Woodbridge . <br /> The Community Development Department has reviewed the applications and offers the following <br /> comments . <br /> Background <br /> In 1875 and 1889 , maps were recorded for the Urban Community of Woodbridge . These maps <br /> both identified the existing 12 parcels that comprise APN ' s 015 -450 - 10 and - 11 , along with alleys <br /> that have since been abandoned . <br /> On November 21 , 2022 , the Community Development Department approved Lot Line Adjustment <br /> No . PA - 2200168 to adjust 5 of the existing parcels to result in 3 parcels . The Notice of Lot Line <br /> Adjustment has not yet been recorded . <br /> Underlying Project <br /> The underlying project includes an additional Lot Line Adjustment of the remaining 7 parcels to result <br /> in 6 parcels for a total of 9 parcels between the two lot line adjustments . A fee is associated with the <br /> Lot Line Adjustment application . If the General Plan Map Amendment and Zone Reclassification are <br /> approved , these would be 9 Medium Density Residential parcels . <br /> Lot Line Adjustment No . PA- 2200168 contained square footage information for the 3 proposed parcel <br /> configurations . However , no square footage information has been provided on the site plan for the <br /> underlying project for the remaining parcels . This information will be required on a revised site plan <br /> 1 <br />
