prior to proceeding with the environmental review for the project and prior to scheduling the item for <br /> Planning Commission . <br /> There are 8 existing residences and several accessory buildings within the project area . Four of the <br /> residences will be demolished , along with an accessory building . The applicant must obtain a <br /> Demolition Permit for each of the structures proposed for removal . If the underlying project includes <br /> construction of buildings , such as new or replacement residences , this information must be provided <br /> on a revised site plan prior to proceeding with the environmental review for the project and prior to <br /> scheduling the item for Planning Commission . <br /> General Plan Map Amendment <br /> In order to approve the General Plan Amendment , the Planning Commission and Board of <br /> Supervisors will have to determine that the internal consistency of the General Plan is maintained <br /> in adoption of the proposed General Plan Amendment . ( Development Title Section 9 - 803 . 4 ) The <br /> proposed change must be consistent with all of the proposed General Plan goals , policies , <br /> objectives , and implementation measures , such as those listed below from the 2035 General Plan <br /> Policy Document . <br /> UC - 7 / Urban Community of Woodbridge (p . 3 . 1 - 116 ) <br /> Woodbridge is an Urban Community that is predominantly residential , functioning as a suburb <br /> of the unincorporated city to its southeast ( Lodi ) . Residential uses in Woodbridge provide a <br /> variety of housing types and densities . The 2035 General Plan Land Use Diagram shows the <br /> planned land use in the southeast portion of the community as Medium Density Residential <br /> and Community Commercial . <br /> General Plan Policies Specific to Woodbridge <br /> 1 . The County shall protect riparian habitat and public access to and along the Mokelumne <br /> River . <br /> 2 . The County shall prohibit further intrusion into the agricultural lands north of Woodbridge . <br /> • The proposed project is is in the southeast portion of Woodbridge and the <br /> change from Community Commercial to Medium Density Residential is consistent <br /> with the 2035 General Plan Land Use Diagram and community description related <br /> to this area . Additionally , the project does not impact riparian habitat or public <br /> access to and along the Mokelumne River , no does it intrude into agricultural lands <br /> north of Woodbridge . <br /> General Plan Goals , Policies , Objectives — Encourage Infill Development <br /> The General Plan promotes infill projects in Urban and Rural Communities within or adjacent <br /> to existing development in order to maximize the efficient use of land and use existing <br /> infrastructure with the capacity to serve new development . ( LU - 1 . 4 ) <br /> Additionally , the General Plan promotes infill projects in order to preserve the surrounding <br /> agricultural land and open space and to maintain and improve a community ' s character . <br /> ( p . 3 . 1 - 10 ) <br /> • The project site is located in the Urban Community of Woodbridge within an existing <br /> developed . The site is comprised of 12 lots containing 8 existing residencies and is <br /> located adjacent to existing , developed parcels that are designated as Medium <br /> 2 <br />
