OLIVE AVE. (APN 157- <br /> 210-46) (PREVIOUSLY 157-210-33, 34, AND 35) <br /> i <br /> In response to your letter received June 10, 2022, copy attached, City staff from the <br /> Community Development and Municipal Utilities Departments have reviewed your <br /> request for sanitary sewer to the subject property, which is located outside the City <br /> limits of the City of Stockton. The subject property proposes to be subdivided into three <br /> (3) low-density residential lots and one (1) larger lot for an existing factory/business <br /> facility. Review by the Community Development Department is limited to General Plan <br /> conformity and participation in Areas of Benefit and Community Facilities District 90-1. <br /> The following information is provided as a result of that review: <br /> Community Development Department <br /> The Community Development Department has determined that the three (3) proposed <br /> residential lots do conform to the City of Stockton's General Plan, and the existing <br /> commercial business fronting Hinkley Ave. does not conform to the City's General Plan. <br /> The property owner shall sign a Conditional Utility Service Agreement for future <br /> annexation to the City of Stockton on demand by the City for the three proposed <br /> residential lots. The existing commercial business fronting Hinkley Ave. is not eligible <br /> for sewer service since it does not comply with the City of Stockton's General Plan. <br /> Municipal Utilities Department— Sewer <br /> The three (3) proposed residential lots can be served by the existing 8" sewer main in <br /> N. Olive Ave. A separate lateral for each parcel is required to be installed by the <br /> property owner. <br /> Local Agency Formation Commission of San Joaquin County <br /> All applications outside the City's jurisdictional boundaries are subject to Local Agency <br /> Formation Commission of San Joaquin County (LAFCO) review, fees and approval.
