The proposed use is consistent with the General Plan, any applicable Master Plan, Specific Plan, <br /> and Special Purpose Plan and any other applicable plan adopted by the County. <br /> • This finding can be made because the Equipment Sales and Repair-Heavy Machinery <br /> use type may be conditionally permitted in the I-W (Warehouse) zone with an <br /> approved Site Approval application. There are no Master Plans, Specific Plans, <br /> and/or Special Purpose Plans in the project vicinity. <br /> 2. Adequate utilities, roadway improvements, sanitation, water supply, drainage, and other <br /> necessary facilities have been provided, and the proposed improvements are properly related to <br /> existing and proposed roadways. <br /> • This finding Gan be made because the necessary facilities and improvements are <br /> existing or proposed. The Gonstruction of an individual sewage disposal system <br /> under permit and inspertion by the Environmental Health Department is required a <br /> the time of development based on the San I. aquin County Sewage Standards and <br /> proposed population served. All storm drainage and roadway improvements will be constructed <br /> under permit and inspection bV the Department of Public Works. <br /> 3. The site is physically suitable for the type of development and for the intensity of development. <br /> • This finding can be made because the parcel is of adequate size and shape to <br /> accommodate the proposed use and the requirements of the Development Title.The <br /> site plan shows that there is sufficient area for the project improvements, in <br /> compliance with Standards of the Development Title. <br /> 4. Issuance of the permit will not be significantly detrimental to the public health, safety, or welfare or <br /> be injurious to the property or improvements of adjacent properties <br /> • This finding can be made because the Initial Study prepared for the project found no <br /> potentially significant environmental impacts. <br /> 5. The use is compatible with adjoining land use. <br /> • This finding can be made because the proposed uses will not interfere with nor alter <br /> the current land uses on adjacent properties. Surrounding properties are mainly <br /> commercial and agricultural. The nearest residence is on the adjacent parcel to the <br /> 4,000 feet northeast of the project site.
