Visual Impact Assessment Griffith Energy Storage Project <br /> 2.0 PROJECT LOCATION AND SETTING <br /> 2.1 Location <br /> The Property is approximately 0.9 mile southwest of Interstate 580 (1-580) and approximately 5 miles <br /> southwest of the city of Tracy,adjacent to Pacific Gas and Electric's(PG&E)Tesla Substation,as shown <br /> on Figure 1.The proposed Project would be located on one parcel (Assessor Parcel Number 209-10-19) <br /> totaling 106 acres of private property in San Joaquin County,California. <br /> 2.2 Existing Setting <br /> 2.2.1 Onsite Land Uses <br /> Land uses on the Project site consist of private land used for grazing and include two rural residences. <br /> The Project site is designated as General Agricultural (AG) and zoned AG-160 by San Joaquin County. <br /> The Project site includes Grazing Land and Farmland of Local Importance,as classified by the <br /> California Department of Conservation. However,the Project site is not considered to be Prime or <br /> Unique Farmland. <br /> 2.2.2 Surrounding Land Uses <br /> The surrounding land use is rural.The Project is bounded to the north by grazing land, rural <br /> residences,the West Patterson Pass,and the Union Pacific Railroad.To the east lies grazing land and <br /> open space. Rural residences,grazing land, and open space bound the Project to the south.The <br /> Project is bounded by rural residences,grazing land,and the PG&E Tesla Substation to the west. <br /> The PG&E Tesla Substation is located approximately 0.25 mile to the west.Transmission towers and <br /> lines are located approximately 0.1 mile southwest and 0.17 mile northwest of the Project site.The <br /> closest residences on land not owned by the current property owner are approximately 0.2 mile north <br /> of the Project site on the other side of West Patterson Pass and 0.2 mile southwest of the Project site <br /> at the southern terminus of Midway Road. <br /> 1-580 is located approximately 1 mile to the northeast. Midway Road is located approximately <br /> 0.12 mile to the west.West Patterson Pass Road is located approximately 0.17 mile to the north. <br /> Midway Road is located approximately 0.12 mile to the west.The Union Pacific Railroad is located <br /> approximately 0.18 mile north and 0.25 mile south of the Project site. <br /> OTETRA TECH 2 August 2023 <br />
